Comprised of six counties, east central Florida is booming, especially in Volusia and Flagler counties. This economic growth is due to commercial real estate expansion throughout the two counties. If you are one of the 88 million people who have traveled Interstate 95 or LPGA Boulevard, then you have seen significant commercial growth developments take shape. Countless facilities such as the Trader Joe's distribution center, Tomoka Town Center development, the new headquarters site for TopBuild Corp., a Fortune 1000 company, and many retail stores and restaurants have all had a positive impact on the growing community.
With that comes the demand for more luxury homes and condominiums. As a result, developers are being more creative in how they transform the regional landscape; in particular, the Daytona Beach area.
Frank Molnar, Managing Partner of Lifestyle Real Estate Group, has played a larger part in many county developments, including 400 Beach Street, Halifax Plantation, and the revitalization efforts throughout Volusia County. "It's an exciting time to be part of the Daytona beach business community," says Molnar.
The new 400 Beach Street development, located on the Halifax River, in the heart of downtown Daytona Beach, is a 6-story development offering 294 upscale units. Mr. Molnar spent a few years assembling the land for the project. The 3.5 acre site was bought by the Framework Group, which will be developing the 100 million dollar project along.
Other luxurious home developments in the area continue to expand and draw families to Volusia County. Phase 5 of Halifax Plantation is underway. Named Windchase at Halifax Plantation in Ormond Beach, these brand new luxury homes will feature energy and safety features, gourmet kitchens, and much more. This is the first time developer Taylor Morrison has built in Volusia County. "We are very excited about this project," says Molnar.
From white sandy beaches and pristine parks to fine art museums and engaging sporting events, East Central Florida is primed for those seeking sun, luxury, and style. Didiayer Snyder, Partner, and Realtor® of the Luxury Residential Divison at Lifestyle Real Estate Group. "There is a demand in the market for luxury homes and Windchase at Halifax Plantation and 400 Beach are fine examples of what affluent couples, families, and investors are looking for," says Snyder.
The Beauty Of Our Coastline
Since the 1800s, the beauty and mystique of the East Central Coastline has called people to its shores. From Juan Ponce De Leon to John D. Rockefeller these famous names and their stories accomplished much to shape the landscape and the neighborhoods we now see today. It is an area steeped in history and one that offers a peaceful place to call home.
While Florida may be known as a mecca for seniors in search of rest, relaxation, and luxury retirement, the East Central Coast has become a hot spot for younger families. This draw is due to new jobs booming in the area, housing value, and a great backdrop to explore and raise children.
Cities like Ormond and Flagler Beach are experiencing an increase in families with younger children calling these beach communities home. The accessibility to wide open beaches and scenic ecosystems is a big draw for those that love the great outdoors. Many find these communities the perfect blend of coastal living with easy access to boating, golfing, and pristine beaches.
The region is growing, and you can see it in the fabric of our communities. Daytona Beach recently opened the 22-acre Riverfront Esplanade, which spans a mile of the Intracoastal Waterway. With over $30 million privately funded premier gathering space and the botanical garden include event lawns, a waterfront running trail, benches and swings, pond ecosystems, focal fountains surrounding the city’s performance venue and concert hall, a riparian garden fountain, and a 2,700-square-foot interactive water feature with more than 30 spraying vertical and arched nozzles. It has become a feature along Beach Street which is dotted with restaurants, shops, art galleries, a small movie theatre, and Halifax Historical Museum.
With city improvements and new neighborhood developments emerging, it's easy to see why the East Central Coast is at the top of many people's minds. It comes down to "lifestyle" - That's why our team at Lifestyle Real Estate Group thrives in helping clients determine what they seek in an investment property, second or forever home. From luxurious condominiums and epic beachfront homes to stunning intracoastal estates and sprawling acreage, there are a wealth of opportunities to explore throughout the region.
