When it comes to selling your home, there are many things you can do to get it ready for sale. However, it's best to start off with some key advice so as to not overwhelm yourself unnecessarily. So, I've put together 5 tips that may help you get started. From these valuable mentions, you can extend your interest in preparation for selling based on how much money you are willing to invest to get top dollar for your property. 

1. Work With A Professional Realtor®

2. Price It to Sell

One of the most effective ways to sell your home fast is to price it competitively. If you price it too high, you detract prospective buyers, and it may take longer to settle the negotiation process if prospective buyers want your price to come down.

You may want to rearrange your furniture to open up the spaces so buyers can move through with ease and imagine themselves in the space.

While you may like flower pillows on your couch a local staging professional will showcase your space that will impress all potential buyers - not just one type of buyer. National Association of Realtors (NAR) estimates that, on average, staged homes sell 88% faster and for 20% more than non-staged homes. 1

4. Boost Your Curb Appeal

Curb Appeal is a great way to catch people's attention, and making a good first impression is everything! The first thing a potential buyer will see is the exterior of your home. To boost your home's curb appeal, make sure that the yard is clean and in good order. 

Consider fixing minor repairs and maintenance to the outside of your house such as touch-up painting, window washing, and fixing anything broken. If there is something broken, like a fence, consider having it fixed. 

Sometimes a new coat of paint on the front door and new exterior lights make an impression. 

Consider adding some planters or mulch to garden beds. Lay out a welcome mat and make sure your mailbox is clean. Dust away spiderwebs and debris from windows, eaves, and porches.

Not only does a positive curb appeal welcome prospective buyers, but it also shows that you have cared for the home and that it has been well taken care of.

5. Take Care of Interior Quick Repairs

Walk your home and make a list of items that may need to be addressed. Start with items that are easy fixes including:

  • Loose tiles in the bathroom or kitchen.
  • Loose hinges on doors or cabinets.
  • Unclog or replace stuck drawer tracks.
  • Any leaky faucets and ensure all plumbing systems work.
  • Carpet stains or refinish hardwood floors.
  • Consider a fresh coat of (neutral) paint throughout the home.

If you have the time and budget, updating bigger ticket items such as updating countertops and replacing an old water heater can be of great value when selling. Most buyers are looking to see what kitchens, bathrooms, and age of appliances. Just think, would you buy your home in the condition it currently is in?
